Blue Brick Partners offers a variety of consulting options for the multi-family space but offers a specialized flat-fee service for detailed property analysis reporting.

Ad Hoc Hourly –

Property Analysis is offered at the following rates:

Executive Time – $450/hr with 15 minute minimums

Associate Time – $185/hr with 15 minute minimums

Travel is not included but will be scoped as necessary or requested.

Flat Rate <200 Units – $6,500

Our property analysis is perfect for buy/hold strategy or difficult sites within a portfolio. We will perform a full budget analysis and provide recommendations on specific financial areas where we believe improvements can be made on both income and expenses, process management at the site level, capital improvement strategy, upkeep plans, leasing strategy, compensation analysis, manual competitor survey with strength/weakness analysis and suggestions, property assessment of areas of improvement and overall suggestion for strategy whether NOI, occupancy or rent roll growth is the investment goal.

Some of these items require physical time at the asset. The time is included in the package cost but travel is not. Travel costs will be billed separately.

Flat Rate >200 units and <450 units – $9,500

Package includes the same level of reporting and analysis but adjusts for additional time required for additional unit counts.

Flat Rate >450 units – $12,500

Package includes the same level of reporting and analysis but adjusts for additional time required for additional unit counts.

An additional 15% is assessed for garden style sites over 200 units due to the additional time required to assess items on-site.

Reporting is typically returned within 10 days of beginning the assessment. We offer a 50% discount on the first single property assessment performed for a management company/ownership group as a trial for the program. All subsequent properties are billed at full price.
